Whenever you feel like you need help with your taxes. It's probably a good idea to find a reliable CPA now to start building the relationship and you can be sure everything is being done correctly rather than 2-3 years in you decide it's unmanageable & have to go back to untangle the mess.

I did the latter and feel like I made more headaches for myself by trying to do it on my own through TurboTax.


 I'll start my search now. I just started my investing journey and I want to start off on the right foot.

I currently house hack and its been great.

I would say make sure you have an easy-to-use method where you take your payments. Ive been using avail and its pretty good. 

Have a list of handymen, you can find some on thumbtack. Or find them as you go. I love thumbtack for finding plumbers, handymen and electricians. Once you have used them save their company name and number to an excel document

Keep track of all your expenses for the property as well. 

Also have a good saving in case you need to take care of a big ticket item

Definitely go in using an FHA. Usually they say you have to live in the property for i think 6 mo to a year. You can also look into buying an FHA under you name and then next year buy one under her name then maybe you can get 2 fha's in 2 years.

try rentometer. Or go on apartments.com and look at what similar apartments are renting for in the area.

You will be taxed on net income. And that will be more than your cashflow because you are only allowed to deduct your interest portion of any mortgage payments.

I was wondering if cash flow is taxed? Once I'm fully rented out I'll receive around 500 in cash flow. Should I save a percentage of that for taxes?
