yea i would try to negotiate. Or just remove the junk with a company. It is part of the business like john said. But I'm not sure what you should do with the social and license ask a Facebook group that is nj based and they could help you with the laws on that

I would join a Facebook group for investors in the Jacksonville area. I am sure there are people in that group that can give you great insight on the rates to charge for rooms.

im not going to change my locks. I do want to make the front door that everyone comes into an electronic lock so i can change the code if someone moves out. But im not changing every unit

Some people don't like the electronic locks and prefer a keyed lock. In that case my suggestion to use Kwikset comes in handy. You never have to change the lock itself, just slide in a new key and reset. 10 seconds, Bingo!

nice ill have to look into that.

yea not much you can do. Rent needs to be paid by someone if not they both will be getting evicted. She is on the lease so she has every right to be there whether they are together or not.

Quote from @Cindy Schneider:

I have a duplex and I live in one side and rent the other. I have had renters in there for 10 months and they're asking if they can get a rescue dog. I have a no pet policy which was on the lease. I had remodeled their unit to repair pet damage from past renters, as well as I remodeled my unit for the same reasons, therefore I chose not to allow pets. I don't want to deal with more pet damage, and I live in a country subdivision with alot of families with small children so I wouldn't want the dog to be disruptive, plus I live in the house as well. Am I wrong to stick with my no pet policy or should I allow them to get one? My insurance will not cover bully breeds, which are the majority of the rescue dogs I've seen on the websites.

I feel like you should think about it if it makes your rental unit more competitive when it comes to finding tenants. But if it rents out just fine without the pet policy then keep it like it is.

Quote from @Eliott Elias:

The seller is going to ask you what kind of terms you'd like to offer. Here is what I usually offer

- 10% down

- 6% Interest rate

- Amortized over 40 years interest only

- 5 year balloon

 That looks really good actually

I have been struggling to network with someone local who is applying the same strategy but I know there's someone out there..

In case someone comes across this thread...I found this BP podcast (Episode 560) who is using the same strategy  https://www.biggerpockets.com/...    .... keypad entry.

find a Facebook group in your area. My facebook group here in Detroit has helped me so much.
