@Craig Fitzsimmons, yes to the former! Go to the Community tab on the BP dashboard, then scroll down and click on Forum Categories. Then scroll almost all the way to the bottom to see Local Real Estate Networking & Recommendations. Click on the tab that says "show 51 sub forums" and you'll see that nearly every state has a local forum to post in. That way, you can narrow your audience. I think Minnesota has 2 specific area sub-forums. Good luck!

Hi, @Nick Ferguson. Which college town is it? I guessed 5 hours from you might be OU in Athens? 

We don't manage property at OSU here in Columbus but we've seen situations where there's likely another person living in the units we manage. My thoughts on how you address it is that you ask them if that's what's going on, and then just turn it back on them -- technically that's a lease breach and you can evict them, but if you don't want to go there yet, you can just explain to them that they're going to be liable for whatever damage that 5th person causes, and do they really want to be responsible for that? That can be bad for their future financial situations -- evictions on their histories, civil lawsuits for collections, etc. And is $30 each per month really that much more? I know it's college, but still. Good luck!

Hi, @Mason Butler…I was hooked too when I started reading about it through the work I do with Panzera Realty, and I've been reading about investing for over a year now. I still haven't purchased for other reasons, but I haven't stopped reading and learning. I suggest delving into this site and listening to the great podcasts and reading the free resources, and remembering that it's a journey! Have fun!

@Tony Castronovo, even if you consider him the primary, you'd still want to charge an app fee for the other two to at least run a criminal background check on them. We deny applicants/residents with felonies or misdemeanors of a violent or drug related nature. Basically, they should have to pay an app fee if they want to live there so you can run that check, even if they're not directly responsible for the rent. We charge $35 for a single app and $20 for each add'l adult. If you approve them after that, still list their names on the lease agreement because they do need to comply with all the other tenant provisions of the lease--just specify somewhere that the joint & several responsibility of the tenants extends to all of the lease except the payment. It might be just a credit thing, and they might be happy to do this. Good luck!

Hi, @Shay Reddy! I've been on BP for over a year now and I've seen a lot of people from our area on here who I know would be interested if they saw this post. I would suggest starting a new post if you're serious, since this one has been up for so long. And maybe post in multiple places, like this category as well as the local Columbus, Ohio forum.
