@Wsam Mahmoud the only company I would ever use is key rental. Dana is awesome! She’s managed my property for more than a year, and is very responsive and proactive.

I am preparing to make a cash purchase of a home in Georgia for BRRRR. I am wondering what other people use for P&S agreements. Any other tips for a first-time investor/buyer are appreciated.

@Ryan Braman. Contractors can be found on the Nextdoor app. Look for ones with recommendations from locals. This is the best resource.

@Jen Whitehead good to know.  I was a little disturbed that the bank sent me a letter advising me of "home counselors" in my area that might be able to help me.  I hope this is just one of the requirements the bank has before they approve the loan.  The bank officer was a little scatter-brained.  I hope she did not misinform the loan officer that I was looking to clear debt or some other cockamamy reason for needing the money.

No, it's not ARV- because houses should be listed below ARV. If you asess the ARV and minus the amount you need to put into the house to rehab it, this is the current value- that is what I am talking about. I guess I should clarify, it is my math- I am doing the research to assess their value in the current condition "As-is" and seeing that SOME of the properties are far below this. Of course, many are way above this number

I have been reading, chatting, researching, and connecting for a few months now... I currently own my primary home in Maine and another rental in Chattanooga. Today I took the step to actually go to the bank and get that HELOC loan to help fund my first BRRRR. I feel a bit smug because I was able to complete the application and all the necessary documents for the application quickly. I found a local bank in Maine that has a 1-year rate of 2.99 and then 4.75 variable after that. Now the sit and wait for the appraisal.... I'm hoping it will be quicker than usual since it is winter here in Maine.

I am assuming that companies calling themselves "property liquidators" are wholesalers.  I have found a few companies that are listing off-market properties for below appraised values- many need rehabbing.  This seems straightforward.  I want to make sure there is not some "buyer beware" that I am missing if I choose to deal with these companies.
