Fayetteville has a large rental market and like Alexander said, a lot of foreclosures in SFH. I'm new to investing in this area, so I don't have a lot of experience here. I'm closing on my 2nd local property here in two weeks though, and learning as I go.
You just want to be careful about areas you look to buy in and make sure they are not declining...unless you're looking for that demographic. If you can tolerate D class, you can get some very low priced housing in this area.

2 SFR that I manage, 1 I own outright. Closing on another SFH in 2 weeks in the Fayetteville area. I'll be putting my first SFR up for sale in June because it's not cash flowing very well (bought it in 2005 before the 08 crash). Then I'll use the cash from that sale to buy more doors local to me. Fun stuff!

Just wondering if any fellow BPers are going to the Brain Tracy weekend event next month in Dallas? It would be great to get a little connected before arriving there, as I'm sure not all attendees will be RE investors. I've registered and will be attending with a fellow buy and hold investor. Excited to learn, make connections, and be inspired!

I'm soon to be purchasing my 3rd SFH rental, and I've reached the point where I want to start using the same things in every property. Those of you who have multiple units/properties, what are the paint colors and brands you are using? Do you paint the whole interior one color? Or 2-3 colors depending on room type?
How about flooring? Is there a specific carpet you like when it's needing to be replaced. If it helps, my demographic is in the B range, so I'm not looking for anything too elaborate.

Same experience here. Higher quality applicants find my listings on Zillow. I stopped using craigslist, and will only consider working with a prop manager who uses Zillow.

I like your idea about putting something in your lease to say that tenant is responsible for any maintenance/repairs on GD due to tenant neglect/abuse. That might cause them to treat it more carefully.

I agree with most everyone else's comments. Handle this as a business, not a deal you are doing with "friends of friends."

I've heard other landlords say that they recommend blocking off wood burning fireplaces to keep tenants from using them. But I can't seem to find info on how to block one off. I just bought a home last month with a fireplace and I would like to block it off. Can anyone help me?
