The thing about some REIA meetings, it can turn into guru sales pitch more often then I would like. They gotta make ends meet somehow I guess.

I just want to thank @J Scott for his time and effort to share his story. It took me several days to read thru all, and I am that much smarter now.

I've been doing architecture and construction for past 12 years, but I've never done ground up. I can certainly appreciate you sharing your journey. Good luck on closing. Thank you.

I completely agree with @Jon Holdman

Partnership is so tricky when the money and labor (un-quantifiable) are involved. It's easy way to ruin any relationship. All three of you need to be in complete agreement. I learned this the hard way, and it's not pretty.

I looked at a triplex in Gowanus area. With a new Whole Foods opening soon, and superfund designation, the area got great potentials. The seller's asking is too high to make it work for us. We will see how it goes.

I have rented my property to international students. Ask them for following items is a good idea. Copy of their passport Copy of F1 visa Copy of I20 issued by their school (this usually shows school, major, their sponsor, etc.) Copy of drivers license if they have one. These 3 items are required for international students to obtain drivers license. I was an international student before so I know how it is. I never had problem collecting rents from these students and most of them kept the place clean. Good luck.
