You may want to check out http://www.biggerpockets.com/UBG (Ultimate Beginners Guide). It is a great resource for those starting out (myself included) and will begin to give you some of the general rules of thumbs that members here will refer back to.

You make very good points, based on comps, it is a little over priced. I mostly just needed to rant; the second I saw the landscaping and the for sale sign I knew I missed an opportunity lol!

Can't wait for the next one to come up, and will be more aggressive about going after it! 

I was at my girlfriends father's house a few months back, and the house across the street from him was for FSBO. We chatted about it and he knew the owner. He said the owner was asking $103k, but would take less. It is in a C neighborhood, not necessarily where he sees his daughter living, thus he talked us out of showing interest (I didn't make it clear enough that we wouldn't be there long term I suppose).

Long story short, I am there again tonight and there is a realtor's sign out front. I mentioned it to him and he said he only saw them working on the landscaping/paining the front of the house. I come home and look up the property, and it's listed for over $200k!!!

While it is frustrating that I missed the opportunity, at least I know that my head is in the right place! On to the next one...

Go out and buy a puppy, a baby Chihuahua should work. Open the door as much as you can and let the puppy wake her up. Worst case scenario, you get a free puppy. 

But seriously, I would probably call an ambulance if you can't wake her up
