Hello BP,

I’ve got a question for a client who is a substitute teacher in the state of WA. Are they able to obtain conventional financing? What could they do to improve their situation, even though they are making good money as a sub.

Hi Steven. Great to have you on Bigger Pockets! I too am an Investor/Agent in Snohomish County and there is a ton of potential if you know where to look. I’ve read multiple Bigger Pockets books and that’s what helped me. Also, I do know there is a meetup happening in December, you should look into that.

Hi Jacob, I would agree with most advice given here. Financing can be difficult, that doesn’t mean to shy away from difficult things however. Also, local government laws could be different in other States and such. Good luck!

Many people are suggesting house hacking and I would agree with them. Potentially one of the best ways to do this would be by finding an off-market deal.

Hey BP,

Does anyone have any experience in building their own rentals? I had something come up recently with a piece of land that could fit 5 or 6 townhomes on it. What would the best way to go about a project like that be? Any advice would be great, Thanks!

Hello BP,

I’ve recently come across a piece of land that is for sale in my area in Snohomish county and have learned that it is able to have a six unit complex built on it. I have little experience in this area and would love any information on who might be able to provide some insight into a project like this. To Clarify: I do not own this property and am solely looking for advice as to who might be knowledgeable in this area.
