HELP!!!

I'm looking to get into buy and hold investing and am looking for suggestions on Deal Analyzer tools. 

So far I've stumbled across 1.) Bigger Pockets Deal Analyzer

2.) Deal Machine online analyzer/ App

3.) Creating my own spreadsheets.

Any input is valuable to me at this time. Thank you!

Here's a quick scenario I would love some input on. Let's say one owns a plot of land in a prime location in a town.What are the best ways of going about putting it to use? I'm sure the land is valuable so could it be sold for a reasonable price? Or is it worth more to be sub-divided first and then sold? I'm not really sure how the sub-dividing process works so I would appreciate input on that. Lastly, how much hastle is it for someone with not much experience to develop the land and potentially build on it?

Hi all! I'm about to start my training through Rockwell Institute in order to get my RE license here in WA state. I'm in the Everett area and hope to grow a successful business after I pass the test! Any tips on what to do to get started would be great, thanks!
