NOTICE OF LEASE VIOLATION

“Hi ____,

I’ve received multiple reports of an unauthorized animal in your unit. As you may remember, our charge for each animal is $____. Attached is a photo of the animal in question. The additional unauthorized animal constitutes a lease violation. As a result of the additional animal your rent is hereby increased to $____ effective immediately to fall in line with out stated policy regarding animal fees. Attached are the required documents which need to be filled out and returned to this email address within 2 business days. These documents include important information such as city license number and proof of immunization information for the animal. We look forward to your prompt compliance with this notice as continued lease violation may result in eviction for cause.

Edmonton is a great market and currently at a great spot cycle wise. I spent over a decade as a REIN member and got to know lots of the locals there. You’re gonna want to narrow down your property type (a lot) before you start shopping. There’s definitely some areas to avoid (QMP among others) so get some boots on the ground and go get out and look yourself too before proceeding. Best of luck to you

Both on lease ALWAYS. Screen everyone the same. Gives you multiple people to collect from if things go south.

“I’m not as much a relationship person as a get it done at all costs person” will certainly do you no favours in the long term. My recommendation would be focus more on end game,... in which case drilling matches and gasoline on the bridge while you dance across it laughing the evil villain laugh and waiving a middle finger may not be the best approach. You’ll find even in larger markets it’s a small world. Reputations stick.

If it’s a good property, walking for $2k difference sure does seem silly to me.

Don’t get into a measuring contest, if you compete long enough there’s always someone with greater length and girth.

If you’re gonna fix it, fix it correctly/ permanently. Unless you want this phone call again..? Prevention is preferable over solution. I would likely give them a break in the form of a gift card to a decent restaurant. “Sorry for the hassle, night out on me” is likely something they’ve never seen before.

Set up a checking account to use only for real estate transactions. Set up a credit card to use only for real estate expenses. Everything on the credit card, I mean everything, collect them points. Use the checking acct to pay the card. This simplifies book keeping, if its on the ___ card, it’s a write off vs. going through a monthly statement and highlighting what you remember or don’t etc. Don’t intermingle in the checking account and the cc, everything that you can write off comes from the correct spot. Always.

If you’re allowed to cash rent then give notice do that. If not, follow the law.
