I had my SDIRA setup with The Entrust Group in 2016. No complaints so far. Regardless of which custodian you use make sure you get checkbook control or else the fees will kill you.

Personally, I would never sell if you are in an area that appreciates. You can always cash out refi, let the tenants pay off the new loan and buy more properties with your current equity. As long as you use the cash out to buy more assets you are golden. Spend it all on fun in the sun, not such a great idea....

I got the same mailers on several properties and the value that they said my properties were worth were no where near accurate. I personally protest my own using the CMA data my realtor provides for free and have had very good success over the years.
