@Caroline C. we did something similar when we sold our vacation rental.  Our transaction was a lot more informal though, (and I'm not recommending it) but we dealt directly with the buyer and didn't use a third party escrow account.  To Sellers out there, you can negotiate a percentage of those un-realized rentals for yourself to keep... after all you are the one who got the rental in the first place from your great reviews and reputation that you developed.

For a vacation rental, it is a huge plus.  For a long term rental it is a huge liability, especially if you rent to a family with little kids.  Not to mention you are looking at aprox $75 per month for pool maintenance by a company and don't trust a renter to property take care of a pool.  If chemical levels are off you can actually damage the pool surface and resurfacing a pool can be $3000 and up.

My question to you is that since you will also be using the property (you said personal) which area do you prefer?  They are very different to live in.  Have you visited them?  Try renting a vrbo for a week or longer in each location and explore the area.  Check out the neighborhoods, restaurants, shopping and of course the beaches.  You need to be happy where you are living.

In Central FL, East Coast, Larger projects can be done for as low as 1.25 per sq ft install on vinyl plank or laminate (floating floor)... 1.50 is the regular rate.  Tile on floor averages $5 although you can find installers willing to go down to $4.25.  Wall tile is a whole other story... $12 to $18 per sq ft to install and up depending on design.

Do you like drama?  That is what you will probably get with these tenants.  I personally like tenants that just go to work, go to school, go home, and pay their rent on time.
