I had to do my own research. My agent did not know that information. Some agents are up to speed on this information when they get use to dealing with investors.

@Spencer Hsu My rentals are in Cleveland. You must register your rentals with the city for $35 annually for each property. If you do not, they can fine you $100 per day that it is not registered. It's not hard to get the occupancy certificate. I immediately received all of mine when I closed on my homes.

@Josh Vega You are in the right place to learn quite a bit. Go through the old threads in the community section. Just read as much as possible. Find out what kind of investing you want to do first and research that avenue first. Welcome and good luck with your future investments.

@Daniel Cuevas Yeah man, PIMCO. If you get a good entry point on some of there bond funds you can get a decent return.

@Daniel Cuevas This was discussed in another thread a while back and I would never call myself an expert or a guru, but that statement would leave out about 99% of the population of this country. I wouldn't wait to invest in other investment vehicles until I had 100k. When I bought my first house I did not even put $5,000 down. I put cash into a PIMCO bond fund while I am waiting for the next deal to come along. I earn 13% on a monthly dividend. I would not wait to invest in that kind of return until I had 100k. Find a deal that works with the money you have now and go earn a 100k. I prefer that plan.
