@Kevin Koffman, I abdolutely agree.  I am a real estate agent in Key West specializing vacation rentals. For short term rentals you can generally expect between 8-10% return on the gross purchase price.  For month long rentals its about 1/2 and for long term rentals you can definitely live by the 1% rule.

Hi @Eric Raslich!  I am a real estate agent and investor in Key West.  I apologize that I'm just now seeing your post.  Are you located in the Keys now?  Purchasing property in the Keys can be a great way to help shoulder some of the crazy rental prices down here.  Many people in Key West "househack" and have their roommates pay their mortgage while renting out rooms and others choose to go the route of a multiunit property.  There are lots of options and I'd be happy to speak with you about them, PM me any time.

My name is Krystal Thomas, I am 32 years old and live in the Southernmost City of Key West, FL! I'm originally from a small town on the Eastern Shore of Maryland and moved to Florida in 2002 when I began my college education at Florida State University in Tallahassee, FL.  I majored in Finance and Real Estate and worked for a title company doing real estate closings in my junior and senior year. 

I moved to Key West in 2006 after graduation and have bounced back and forth between Maryland and Key West, finally calling Key West my permanent home in 2013.  

My goals is to build a stream of passive income by purchasing income producing properties in the Florida Keys as well as outside markets. I'm also interested in flipping properties to make a profit and create seed money to fund my own deals.  

I am currently a real estate agent in Key West and work for a small boutique real estate company specializing as a buyers agent.  I found bigger pockets when I was searching for tools to increase my knowledge of real estate investing and stumbled upon the BP Podcast.  Bigger Pockets has been a game changer for me in terms of knowledge and providing though provoking topics and guests.  It's truly one of the best tools out there for investors.  I'm looking forward to being a member of the BP community.

The best and most effective way to treat bed bugs is with a heat treatment.  I'd reach out to your local pest control companies and see who offers the treatment.  It's not a process you want to take lightly.
