I don't disagree with the bulk of your post, and none of it is news to me since I deal with projects every day.  I have nothing against stain -- and I use it a lot -- but the OP wanted to know if he could paint treated wood railings.  Which, of course you can.

My disagreement with David Niles stemmed from some misinformation on his part.

Myself, I wrote a simple statement of my opinion which was well within forum rules. Of course, you are free to disagree, although as evidenced by the editing of the moderators, you're apparently not free to come quite so unglued about it as you did.  

This may be my 'delusional' nature talking, but the view count shouldn't necessarily bolster your confidence too much. 1500 people might view a dead squirrel, but that's usually not all that 'educational'.  (I've learned indirectly from JScott that I should probably add the :-) symbol after that kind of statement.)  :-) 

I'm sure that you don't care why I originally posted what I posted, so we'll leave that part as-is.  No offense intended, just a genuine concern about a serious topic.

Anyone in an area where private flood insurance is available?  I had heard some hearsay that this option maybe be available in Florida and New Jersey?

Given that everyone else on this thread seems to have understood that this was said in jest, I'm going to chalk it up to your just not understanding what putting ":-)" at the end of a sentence/paragraph means.

Though don't get me wrong...I'm certainly cocky...

Wasn't meant to offend, and I realized you weren't actually being cocky.  I assumed your post was partly in jest, as was my response.  Maybe I should have said:

Flood insurance is a nightmare right now.  Biggert Waters, redrawing maps, subsidy changes, and no venue for private insurance in most circumstances.  When you read into all the news and reports a bit, it's hard to see where property in flood plains will have any value -- like @Colleen F. , we've been hearing similar numbers for insurance.  They are playing around with delays and fractional increases over four years, etc., but the giant increases in insurance costs appear inevitable.   We've heard 11K on a 150K house purchase -- needless to say the purchase didn't happen.
