I found a property recently that is in terrible distress. The owner passed away a few years ago and may have left the house to one of his 3 children. That daughter whom may have received the house as an inheritance has since passed away.

The son lives in Dallas and is caring for his mother and she has been divorced from her husband prior to his death.

The 2nd daughter possibly lives in the house though no one knows for sure. I've spoken to the son and he is highly motivated to sell the property to use the funds from the sale to help provide care for his ailing mother and father-in-law. She is not being very responsive, or cooperative so far either.

How would I find out who is the owner of this property if the original owner has passed away? Please advise.

Any recommendations are greatly appreciated.  Thanks in advance.

@Dale Graham While I wouldn't discourage you from investing out of state, why wouldn't you consider finding a way to begin achieving your goals in your local market? 

I realize the market is high in South Florida, but that doesn't mean there aren't any opportunities that might help you get started. 

In addition, you may want to re-evaluate your ability to invest long-distance, since you're new to the business. 

Just as @Bryan Clement suggested David Greene's book, I would as well. The more you know the better prepared you will be to implement that type of investment strategy.

I agree with @Alina Trigub on beginning to learn more about multifamily properties through podcasts and books. Meetups are very helpful too.

I've found Michael Blank's podcast The Apartment Building Investing Podcast to be very helpful, including his book Financial Freedom with Real Estate Investing

@Brandon Kessler There are a number of people who belong to various meetup groups in the OKC area that I would recommend going to, so that you can meet some new people and find those that are interested in what you want to do.

Go to meetup.com and look up

  • Oklahoma Real Estate Investors Association
  • Bricktown OKC REI Level Up

As far as a mentor goes, there are a few people that offer coaching and of course it costs money. If you're new getting started, I'd recommend starting through self-education reading the books you hear mentioned on the podcasts and listening to those podcasts too.

What books are you looking to read as you get started? Which podcasts have you listened to?

Lastly, the forums here are also a great place to learn new things too. I hope this helps.

@Lamar Robinson It's not easy work and as @Lydia R. said, it's not an easy way to make money. It's a myth if anyone says it is.

Revisit why you got started and what you want accomplish through using real estate for your family and your future.

Believe me, I've been there with the discouragement, but you don't grow by having a pity party. Refocus and recommit yourself. If you don't want to move forward, there's no shame in honorably stepping away and moving on to something else.

This week's podcast leaves no one with any excuse that they can't achieve something in real estate.
