Welcome to BP! Sounds like a really interesting opportunity you have cultivated with the hockey league.
LLC- I would go with a MN LLC. It is very easy to set up. You could have an LLC for each property or you could hold a few properties under one LLC. Everyone does it a different way for different reasons. You could have it in your name with a very large insurance plan to cover. I most often purchase in my name and then quit claim the deed into an LLC at a later date.
Insurance - $100/month should cover it
Utilities - In SFH very easy for tenants to call utility companies and transfer into their name.
I would probably start looking in April if I want to guarantee a closing in June. With low inventory and competition you don't want to back yourself in a corner.
