I totally agree with @Armin Nazarinia and thank you Armin for the reference.
In order to find cash flowing properties in this market you have to move very fast when something comes on the market. I have helped some buyers close a couple multifamily deals (2-4 units) recently. There are a few pockets within the Twin Cities that I believe in where I think you can still get cash flow and the prices haven't been as inflated as other areas. Interested to hear what areas you are targeting.
I have familiarity with investing out of state and investing in Minnesota. Let me know if you want to connect and I would love to bounce ideas of each other.
