Did your property manager not evict non-paying tenants? Did they work with community resource groups to get your rent paid?

@Rebeca Trabachini, I don't think you should stay out of any zip code. You should find an agent or property manager that knows the ins and outs of the different neighborhoods. As an agent, property manager, and investor myself, I find it ridiculous that out of state investors will try to scare you away from the neighborhoods that I personally invest in!

@Marcus Coleman Either need a brokerage license or be sponsored by a broker. You will also need to give up your life and all your free time. I run a property management company and it's rough.

@Jose Valdez, there's no accurate way to calculate for property taxes anymore. You have to wait until mid december!

@Jason Appel, every investor is different and there's no right or wrong answer on where you invest in. It all depends on risk tolerance. Do you prefer A neighborhoods where the return is a little less? Or are you ok investing in large MF buildings in C neighborhoods (higher returns)? Let me know so I can better guide you.

@Danny D. , I'm a property manager in Columbus Ohio. I would not worry about natural disasters because that's why we have insurance.
