Thanks for the reply Patrick. I was actually looking into doing the brrrr method about a year ago in cleveland. I had trouble making the numbers work for me and got discouraged. Either the ARV was too low, rehab too high or the purchase price was too high on the properties I was looking at. It seems as though there is not enough spread in Cleveland to pull off a brrrr in Cleveland. Although Im sure there are plenty of experienced people pulling it off in Cleveland. Im not as familiar with Columbus OH. Is the 1% rule achievable in Columbus? Also, do you know of any Neighborhood grading maps for Columbus that I can look into and maybe become familiar with the neighborhood?

The BRRRR method is totally possible in Cbus (That's the cool kid way of typing it)! Remember though, the 1% rule is only a rule of thumb if you should analyze a deal or not. You should still run the numbers and make sure that after all the expenses, you still see the return you are looking for.

Sounds like a pyramid scheme......JOKING, take it easy. Regardless, you need to find a brokerage that has a good environment and culture. The brokerage I joined in Columbus always is throwing around off market deals, going out together, and building each other up to do more in real estate and with the community.

@Steven Foster Wilson, you also forgot to say we partner on things and teach each other how to rehab! 


Having interviewed at a few brokerages, I have to agree with Steven though. Everyone has different learning styles and all brokerages have different environments and cultures. You need to check out each brokerage you are considering joining to see if it's a right fit for you!

 Hey Sara, I saw you say you don't have a team lined up. I was born and raised in CA and was an out of state investor at one point so I understand what you are going through. I would recommend that instead of trying to line up your entire team before you start, always focus on the next step in the process. I've met a lot of investors that end up in an analysis paralysis state.

For example, do you know how to analyze a deal to know if it would be considered a good or bad investment for you?

 I would recommend joining local real estate associations! Each bank has different requirements and products they offer. When you meet other investors, you can ask them since they will be more in tune with products the local banks offer.

 It seems like you need to find a good mentor in Columbus for real estate investing. Would recommend when looking for a mentor, start out by trying to figure out how to provide value to others. That's what I did and it's paid off exponentially.

I have a SFH in Columbus, OH under contract for $87k, and the seller is willing to go down a little more to $85k. Rehab costs are estimated by my more-experienced partner to be $35k, but he doesn't like this deal.  Hey Mame, I'm a former California resident that use to invest long distance in Columbus, OH. Eventually, I packed my bags and moved here to do real estate full time. What makes you want to invest long distance? The numbers work pretty good out here.
