Hey Welcome to the real estate investing world, In my opinion you do not need much capital to begin wholesaling the most of your marketing dollars in the beginning will go towards direct mail campaign ( These can get a bit expensive but the return is great if done right )  So i would suggest getting your feet wet with wholesaling before jumping right in and spending massive dollars on marketing and just start with getting some bandit signs to attract buyers/sellers , and building a website to attract leads also and build from there. Hi welcome to the wholesaling game , I would say the best way to find leads with little money would be Bandit Signs , Craigslist , and attending REI meetings in your area . Ive been wholesaling for 5 years and i still use these ways to generate leads on a consistent basis . Hope this helps wish you the best of luck my friend.

Yes you should always proof your buyers before you start to build rapport with them to be sure there not tire kickers.  Also you could get them to sign a NCND which would prevent the potential buyer from going around you and dealing directly with the seller . From my experience if a potential buyer will go around you its not worth doing the deal anyway we are in this business to build honest , long term relationships and if there not trying to do that why bother? thats my take hope this helps my friend.

Im sure its legal to wholesale in Florida you should look into getting one of Chris Bruce programs he Wholesales in Tampa Florida and has been very successful  , Good luck and welcome to the real estate investing game!

Yes , Just be sure to get approval from your tenant first hand and let them know that you will be showing the property to potential buyers . Im in Detroit and from my experience this always helps for a smooth transaction . Hope this helps good luck!

 Ive found out that just being honest and up front helps with this alot Just let the seller know that your a wholesaler , and that by working with you , you save them time and money by getting cash offers on the property and you can close fast. I guess to answer this question more in depth i would have to know what was the seller objections for not wanting to sign?
