Hey everyone, I have kind of a unique situation for my HELOC. It was new last summer, and I used the proceeds to pay off a silent second mortgage. Is that interest still deductible?
Thanks for your input!

@Michael Badin I should have clarified that no, I haven't used their services. I came across them when researching options for rental property maintenance. It seems like a good middle ground between having full property management and doing everything yourself. I'm looking for my first rental and will definitely look into them more when I have my first deal.

Check out www.rentalrepairs.com. All they do is maintenance and turnover for landlords. They'll even be on call 24/7 for emergencies so tenants are calling them if a pipe burst, not the landlord. Looks like a fantastic service.

Since you're in Newberg, you should check out Beaudry's. A co-worker of mine recently worked with them and said they had fantastic prices (she shopped around a lot for the best deal).

@Natalie Kolodij @Dmitriy Fomichenko
Natalie, you mentioned that you can't wholesale within an IRA, but I was given a sales pitch for a Solo 401(k) and they said that you can use the Solo 401(k) for wholesaling. The specific example given was that you could invest some money from your 401(k) into marketing, get a wholesale deal, and put the profits back into your 401(k). Is that true, or can you not wholesale with a Solo 401(k) either?

Post: Should I pursue this vacant property?

Back in August I found a vacant property in a good neighborhood that I thought was worth looking into. I have been able to contact the owner, and found out that it has been vacant for the last 8 years. The owner said that he did a voluntary foreclosure and gave the house back to Bank of America. After that happened, B of A lost the necessary paperwork, and then sold the loan to Ditech. All of the county records still have the original homeowner listed as the owner of the property, but nothing is happening with the property other than it continues to sit there vacant. The owner gave me all of the contact info for Ditech. I've read that Ditech is difficult to work with, so I'm not sure this is a situation I should even contact them about. Any advice?
