@Max Moncur thanks for bringing up a topic that seems often overlooked when buying a primary residence. There's a lot of good advice above, so I'll try to be unique in my response.

I'd recommend targeting houses that have higher days on market, need some rehabbing, or are otherwise less sought after by the typical homebuyer. If the seller has 1 option vs 0, they will choose you. You may also be able to get a discount on the property with this approach!

@Amby Bhagtani no one has a crystal ball in terms of interest rates, unfortunately. We're always 1 war in Ukraine or bank failure away from things changing.

With that said, many lenders I've spoken to seem to think that over the next few years, they will go down gradually (assuming the war on inflation is working).

@Chris R. Somerville's an awesome place to have a multi! In regards to your post, Ryan nailed it. The only thing I'd encourage you to consider on top of this is-- can you get a HELOC, renovate your property, and then buy another property? Depending on your equity, it might be worth investigating.

@Katlynn Teague great post! I'd add creativity to this list as well-- for example, making a 2 bed into a 3 bed or adding an ADU because the property is zoned for it. Let me know what you think.
