@Wilfred Khalik welcome to the US! 

I'd love to learn a little bit more about your situation-- in general lenders want 2 years of W2 history, but I'm not exactly sure regarding a job overseas or how credit works with that either (you might need to build up credit here as well).

If your strategy is a primary residence, maybe you could try to get a co-signer?
If your goal is to employ another strategy, maybe you can partner and/or lend money to a seasoned investor?

@Shlomi Dayan welcome to the BP community! The best way to find good deals is to look everywhere and analyze them using the BP Calculators. A good deal can be found anywhere!

@Luis Puello it's great that you're working on getting your RE license. Rather than repeat what's already been said (so much good advice), I'll go a different route.

The easiest and most cost-effective way to get started in real estate is to either house hack or do a live-in flip, especially if you live in an expensive market like the Boston metro area.

Do you need to sell your current home to make this happen? I'm not sure of the details of your PITI vs rent in the area, but would it cashflow as a rental?

Some lenders will allow you to use 75% of the rent if you have a lease agreement (for the property you live in) in place before you close on another house. That would essentially help you offset your debt to buy another property without selling this one.

@Jon Ful congrats on getting multiple offers. I don't have a template, however I've seen listing agents that make buyer agents fill out a google form with different selling points of the offer. That way, it's easy to get into a google sheet and compare.
