Flipping with hard money lenders is not a bad option. You work in the cost of lending as the cost of doing business. The guidelines are not as restricted as conventional mortgages. If you want to buy and hold for rental income you have the option to get into a 30 year loan with very little money down. That way you can buy several properties and have a steady cash flow. The options are endless.

This is the perfect place to get some knowledge, seems like you know what you want. And you certainly know what yo don't want. Wholesaling is a path to financial freedom. However mistakes in this business are costly. The best thing I have done is educate myself, to be exact I wasted some time on Real Estate guru's at first until I realized I need to follow a hands on successful real estate investor.
