Jalen Even if you are a millennial you still need to plug in your computer somewhere. If there is Real Estate there is wholesaling. Lots of money to be made.

Hi Latoya! Good thinking, REI is a great path if you know what you are doing. I find it helpful to follow a real investor rather than a real estate guru. It really doesn't matter where you get the information from, don't limit yourself. The principles are universal, inventory is local and networking.

Flipping with hard money lenders is not a bad option. You work in the cost of lending as the cost of doing business. The guidelines are not as restricted as conventional mortgages. If you want to buy and hold for rental income you have the option to get into a 30 year loan with very little money down. That way you can buy several properties and have a steady cash flow. The options are endless.

You are going to love this business. Its is fun but challenging. First thing first, you have to educate yourself.

mistakes in this business are costly. Believe me. Get with a hands on investor that can guide you through a couple of  Real Deals. Do not fall for a Real Estate Guru, I have been down that road. A Real Estate Investor is what you need.

Hi Wayne, Thank you for your service. Wow, what a great post. Sounds like the right path for you. Starting with legalities is important, having a good Real Estate contract is critical in my opinion. Orlando has great REI' meet-ups, Lots of reputable builders and investors. We mostly invest in Jacksonville and are familiar with investors from Orlando. Welcome to BP. Hi Aaron,

This is the perfect place to get some knowledge, seems like you know what you want. And you certainly know what yo don't want. Wholesaling is a path to financial freedom. However mistakes in this business are costly. The best thing I have done is educate myself, to be exact I wasted some time on Real Estate guru's at first until I realized I need to follow a hands on successful real estate investor. I wanted to get real value. like show me a real and legit Real Estate Contract that would protect you when you buy and sell. Please feel free to ask more questions.
