There is a benefit in getting your Real Estate License. When you are negotiating a deal and can not agree on a price. You can always have the sellers business by asking them to list it with you.
Because you build a relationship with them. It's the most valuable thing I have learned from my coach. My mento is the biggest wholesaling real estate investor in the SE

Direct mail is the key to the wholesaling business.
It is critical to get it right.
We buy about 90 properties a month and that's how we get our inventory.
Normally we direct mail people that have second homes. It is essentially a letter that gets people to sell you their homes.

Scott, having a contract gives you control.
Get it under contract.
However, making sure that you will be able to sell it is the key. You have to be 100% sure you can re-sell.
It is not common for buyers to look up the sellers, just addresses and comparables.

Learning never stops in this business.
My advise is start by finding a successful investor.
Most of the time they are willing to share information about their deals, show you their inventory and even partner on some deals.

I'm assuming the mobile home is not attached to the land. So it is like a car transaction in terms of title.But based on the integrity of the numbers involved it should be treated like a real estate transaction.

First conversations with the owners defiantly have to be about their house.
"Mr Seller, tell me about your house ? "
Mr seller, how long have you lived in it ?
Mr seller from a scale of 1 to 10 can I eat of the floor ? Or your house needs a floor ?
Try not to mention a price for the deal, let them do it.
