Certainly start with a Realtor that works with investors mostly. FSBO'S are great too, but you will have to do a lot of the work yourself.

That is awesome that you have the buyers list, that is the hardest part. Try to find sellers that have a lot of details on their flyers. ROI'S and how they calculate it. Saves a lot of time.Would like to know more about your progress. Atlanta market rocks.

You are on the right path. Wholesaling is a fun business. However mistakes here are costly.
Getting the right education is the key to your success. Never stop educating yourself.I have gone through the grind of the Real Estate Gurus and learned a lot of theory, reality had no resembles with the theory.
So here is my advise. Get with a real wholesale real estate investor that is hands on.I would rather learn from someone else’s mistakes than struggle on my own. Eventually you will be able to kill it by yourself.

Hi Jay,
Traditional mortgages do not have prepayment penalties.
You need a rehab loan. Hard money lending is the way to go. It’s a rehab product that you have.

Hi Natasha,
You are making some great points here. Being flexible with showings will certainly help you build a relationship, also if there is a maintenance problem they will know that you are proactive and will react immediately.
Sometimes it’s not you, the property just doesn’t meet their requirements.
Getting a deposit during the application process would create tension, personally I don’t recommend it. Skin in the game strategy works when you have multiple people that want to rent with you.

Hey Nathan,
We purchase 90 to 100 properties a month and most of them we never see. Everything you do in person can be done without you. Learning how to trust professionals is the first thing to learn when investing outside of the country. Build a relationship with a Real Estate agent out of state. Someone that specializes in real estate investment. Let me know if I can further assist you.
