Hi @Jonathan Park 

Some may argue that if the property is still on the MLS, that means other investors already passed it up precisely for the reasons you already stated (price, condition, etc.) but those who passed it up might have had a different strategy. Perhaps it doesn't work as a flip or as an investor owned buy and hold, but being a house hacker puts you in a different position.

I also think every property has a number. As long as you're not lowballing to the point of being offensive or wasting the time of your realtor (like 50% below ask), then I don't see why you wouldn't make an offer. If it's been on the market that long, I'm sure the seller would be more flexible.

Hi Everyone! 

We are renovating two bathrooms in our first duplex. Our plumber told us to get Delta or Moen shower heads as they are higher quality and are easier to fix and that a "good" one should cost no less than $100. Obviously I want a product that is going to last a while and save us from repair calls from the tenant. I'm a big researcher and I've read every review on Amazon, Home Depot and Lowes for an array of shower heads and there doesn't seem to be a solid winner in terms of durability. Most reviews are left by home owners who rave about how they look and not about how they held up over the years. 

So my question is: 

What shower head model have you had the best experience with? 

Or

What should I be looking for that will help guide my decision? Internal parts are metal and not plastic, etc.

@Brian Garlington Thanks for the insight. I agree that it is a bit hypocritical. But to @Ryan Murdock's point, then they don't have to live there. 

@Sarah D. Waiting would definitely prevent any possible problems. We're planning on living there for about a year so yes, waiting is an option. But we'd just be moving into another owner occupied multi-family so I wanted to get a sense if there were any legal implications.

@Nathan Gesner This being my first rental property, I guess I'm assuming there will be a lot to learn from the landlord perspective and don't want to take too much on too soon. I've heard horror stories about pets and it just makes me nervous at this point. Yes, if we screen properly and set solid guidelines, allowing pets can be quite profitable. Perhaps this will be something I reconsider after the first tenant or with future properties. Thank you for the reply!

Hi All,

I'm in the process of rehabbing our first investment property. It's an up/down duplex and we will be living in the second floor unit and renting out the first. We want to get a dog but don't want to allow our tenants to have any pets. Basically, we know we'll keep our apartment free of animal damage and not so sure about a tenant. 

I know there is some more leeway when a property is owner occupied but can we legally have a pet even if we don't allow our tenant?
