seems you are asking for opinions.
there's no concrete answer.
but if it were me, i would keep it (and maybe raise the rent as high as the market will bear.)
any cashflow box is a good cashflow box. if it brings you $1/ month net profit, keep it.
i'd just find others to add to it.

This piece of property would make an excellent fruit stand. It's $7K, not a huge amount in the scheme of things. Can you afford to lose the entire $7k if you buy it and can't do anything with it? Can you connect with the local authorities to see what you CAN do with it before you buy it?
But has anyone tried to sell you parcel in Centralia?

wondering if anyone has run across any TRULY useless real estate.i just got this lead from a guy in alabama. is there any way to make use of such a parcel? seller asking for $7,000 - i'm not from 'Bama, but if this were in the right place around indiana, i could put up a billboard, maybe some roadside vending/fruit stand.

definition of familial status is for the lawyers to argue.
and since most landlord tenant issues are handled in county courts, i suggest going with the stricter, likely it's local laws.
some places protect certain peoples, others do not. so Marital Status may be covered in one area and not another.
the REAL ESTATE game (and its laws) is all about location, location, location.

Housing discrimination is discrimination based on protected class status, variously including race, gender, religion, ethnicity, age, national origin, sexual orientation and gender identity, marital status, or veteran status, in the realm of housing and real estate.
so again, if you make the unmarried couple have 3x each, then the college kids need 3x each, and the married couple needs 3x each... be fair and consistent.

deals are everywhere. zillow has some, facebook groups have a bunch, craigslist, backpage, realtor.com, local newspaper (or it's website), hotpads, trulia,

seller motivation is the #1 key to seller financing.
my first deal: i messed up, big time - long horror story - i may tell this story when i start my BP blog
my second deal: seller called my ad. he wanted 10k cash (60k ARV, 35-40k as-is) - he just wanted out after dealing with bad tenants. i asked if he could take payments, he said no. i told him i'd try to gather up the cash and get back to him. he calls me 2 weeks later ready to take payments with 0 down. i gave him $25.00 as a purchase and sale agreement binder, and set up payments of 175/mo for just less than 5 years.

there is no true typical. and an average would not behoove you.
it totally depends on your local market. so i suggest talking to a LOCAL commercial agent.
