outside of major cities. the in-between areas are usually blue collar and reasonable.

my area in between Indianapolis, Dayton, Cincinnati usually has stuff come available in the $20k-$100k range and that could be a duplex upto a 4-plex. in fact in the span of a year, $200k would get you 8-10 duplexes all with at least a 2% cap rate.

250/yr for 25 feet of land? sounds like a waste.

i would try to get the easement changed. or i'd divide it off and quit paying taxes on that parcel, let the county steal it and leave it for them to try to do something with it.

beyond that, i wouldn't know what to tell you.

if you solely own a 1/3 share, you can quit your 1/3 claim by yourself.

you are the sole grantor of your share.

(that is unless there's some tricky wording [which is rare] in the ownership arrangement. advise you to seek competent lawyer)

whenever you start, you'll wish you had started sooner. so start yesterday.

1. look at the property in question.
2. what would it rent for?
3. multiply the rent by 50
4. if the all-in cost (PITI+vacancy+maintenance+management+incidentals) is about the same price, you likely have a good cash flow property.
5. sales 101: every profit is a good profit. maybe it's only one cent, if so, do thousands more.
      (example: bob buys toy for $9 and sells to ted for $10. ted sells it back to bob for $12, bob sells to joe for $13. bob has earned $2.

try to shoot for $500 cashflow, maybe you wind up with $25. it's still a profitable business.
but if $200 makes you feel comfortable, go with $200.

i too looked into those (via https://www.sunsetranches.com). unless you can live without water, avoid like the plague... everyone else is.

if there's some way to affordably bring water to that area, then it's a fantastic steal.

you could catch some snakes, horney toads, desert hares and sell them as exotic pets.

although the best use would be as a solar power farm.
