Does anyone have any information to share about buying, financing and managing storage units? I have never been introduced to this type of investment but it is interesting to me. I am not sure if they are all corporate of if there are some mom and pops we can acquire.

Most seasoned investors are not scared of anything but a non appreciating asset. Make sure there is lots of meet in the bone to improve and that will help you sell your project. Price plus upside is everything to an investor.

I use this company, rates are higher but they do a nice 70% LTV cash out after 6 months and 1 day. Make sure you buy under an LLC or they can't touch it and its ok to bundle other properties into one loan and have one closing and one mortgage payment per month.

This concept works great as 90% of lease options don't end up buying and they usually pay more rent and take better care of the house.

I need to see an upside after renovations and a potential to increase rents by 30%, everything else can be overlooked by a seasoned Investor.

Is it safe to say we are in sale Phase 2? It seems good deals are harder to find and most of my Investor friends are off loading their portfolios. What do you think?
