In DC a number of years back they set up a sting operation on a big investor who was posting tons of bandit signs. They posed as a home seller and he claims they actually cuffed him and took him to the station for processing. He did not get jail time. We don't use them anymore but when we first started in the business we did. We paid thousands in fines...

@Jeremiah B. - finding a buyer for a true deal is like finding sand at the beach. I get calls from wholesalers trying to sell other wholesalers deals. Always a waste of time as if it was a true deal the original wholesaler would have found a buyer and wouldn't need to peddle it to other wholesalers.

@Douglas Rath - why get title work before you have buyer? You can wait. As a wholesaler you need to figure out when you sign it up whether or not it is a deal.

@Winston Spence - I got office space within 6 months of buying my first property in 2004. I think everyone should if you are running a legit business that has the volume to support it. If you buy a few houses per year probably hard to justify. We bought 176 homes last year, so running our business from home would be impossible. The other point is that it gives credibility to you and your operations - unfortunately we are in an industry that is perceived as shady. Many people in this business hide behind 800#'s on signs and if they even have a website there is no mention of an address. We do everything possible to stay above this. Hope this helps.

Taylor Jennings - our cost per conversion sometimes goes over $100 for a given period.
Samantha M. - i wasn't clear - over $100 is cost per conversion - not click.
Really surprised how little discussion there is on pay per click. All of the national lead aggregators use PPC as one of their major lead generators.

For those that do it and track it would you please share with me what your cost per conversion is? Cost per conversion means you they completed a form on your web site with contact info.

Darren Sager - your question makes perfect sense although you mixed up terms. Its not the Cost Per Click you are worried about it is the Cost Per Conversion - when they pick up the phone and call you or fill out a form on your website. I would pay $50-150 depending on the lead source and message.
