I am in investor in the DC area and we tried valpak years ago with no success. You are better off doing direct mail or bandit signs.

I've been involved in over 4,000 real estate transactions and in that price range marketing it with an agent won't do a whole lot more. It all comes down to price and how the house shows. If the house shows well (both in person and online) and isn't getting offers the price is too high. Lower the price 5% every 30 days and it will sell.

I would suggest they each get paid a return for lending their money to the deal - say 10% annual interest, your sister gets fee for managing property and then they split 50/50. Who found and secured the deal?

Why are you sending to voicemail rather than answering live? IMHO I think voicemail is really bad idea.  I use a call tracking company and use a different number for each campaign. Everything goes into Infusionsoft and we can run reports from there.

Someone told me last week that from 1950 to 2000 DC lost 5% population every 10 years. In 2000, it reversed and from 2000 to 2010 there was a 5% increase. In related news, the DC metro area has really slowed since August - except for DC that remains VERY strong. Everyone now wants to live there!
