Mason:

It's nearly impossible to get super wealthy wholesaling or fixing and flipping homes. You can make an awesome living but after paying taxes its very hard to build massive wealth. Most people who have a large net worth in RE have it from buying and holding real estate long-term. Most of my net worth is from the 80 rentals we own - not from the 1,800 homes I've bought and sold. Good luck!

BTW - you are in my area. We work with lots of wholesalers and are always looking to buy more properties and work with more wholesalers in DC, MD and VA. Please let me know next time you have a deal. We can close extremely fast and we do what we say we are going to do. Looking forward to working with you!

I would never consider waiting. For the most part if your home looks good and is priced right it will likely sell. We typically sell 10-15 homes per month and we've had super strong December sales months in the past. I would list it when ready.

There are many many many investors around the country that make very nice livings wholesaling properties. I personally know some that have things set on autopilot and travel extensively. Wholesaling is not such a bad way to go. Little downside risk!

Baltimore City can deliver some high yields but you have to be very careful in what neighborhoods you buy in. 2 years ago a lady offered to give me her house and I turned it down b/c the street was so bad...

All good advice. I would read some of Robert Shemin's stuff, Peter Conti's stuff and Sean Terry in AZ has great material for getting started. Good luck. I invest in Baltimore as well if you ever want to partner on anything.

@John Reardon - not sure why others on this thread are giving you a hard time about wholesaling. Wholesaling can often be more lucrative and less painful than being a broker or agent. Todd Toback is a buddy of mine from San Diego and one of the better wholesalers in that market. No idea if he is interested but you should reach out to him. Good luck. I am a wholesaler, rehabber and agent. I have been involved in over 4,000 real estate transactions and some of the easiest and most lucrative deals I have done have been wholesale deals. Take care!
