@James H. I know that @Matt Bell is doing well in Montgomery from a distance and has a team set up and is a stand-up guy that knows his stuff.  I am from the area but I do not know if any contractors in Montgomery since I do my investing about 1:30 minutes from there.

Welcome to BP Anthony!  Troy is an awesome city and I enjoyed living there for two years.  I hope you kill it with your investing.  If you haven't listened to any of the podcasts I highly recommend them and Brandon's book on Managing Rental Properties was a great resource for me.

@Rick H. I want the property so I can rehab and flip it.  Second exit strategy is to rent if it won't sell for some odd reason.  I do want all the benefits that come with it if I have to hold on to it long term.

I am in negotiation with someone who is selling a Tax Deed from 2010.  They will be selling with a quit claim deed.

The property is vacant and has been so for a couple of years according to neighbors and condition of property is not livable.  It will need a total rehab.

I know I will have to get a file a quiet title lawsuit to be able to sell and/or refinance once rehabbed. 

We have verbally agreed on a price but I am not signing a contract with them until I understand the process and the risk involved.

Any tips, advice, & guidance on how I can do my due diligence so that I do not put myself in a bad situation.  Thank you so much.

@Trey Reese They met on Tuesday of last week.  Had an appraiser speak and a representative from Atlanta with a company that does contracting/rehab work.  Here is the details of the meeting time/date:

There is a meet up at the Keller Williams in Columbus on Veterans Parkway. The group is called the "River Cities Investor Roundtable". Meeting the first Tuesday of the month at 6:30pm.  Always looking to network if anyone is aware of additional meet ups in the area.

@Helen Kirk I had the same exact problem.  Not sure why we can't tag them but yours, Evan's, and Landon's worked fine.
