@John Dreher Did you find any solution to this?  I have the same issue with certain counties in Alabama.

@Michael Quarles Do you mind checking 36801 to see if you see anything from your side?  Looking for 35-100% equity as well as many more zip codes in AL that I've found that ListSource has little to no data.

It seems like some counties in Alabama have little to zero data at all. Some counties have data of how many SFH there are, but has no data once you try to change the criteria. Thank you

@Matt Bell Knows the market very well and is super nice/intelligent/experienced investor.  

I went to college in Montgomery and lived about 20 minutes north of it until I was 28,  but I have not invested there as of yet.  If you ever want to chat about a deal that comes across your desk or you find then reach out any time.

Booked! Can't wait to meet so many new people and learn from everyone.  I may be able to split a room with another guy at the host hotel.  Depends on if my wife and kids come which is up in the air right now.

@Bastian Kneuse I'm no CPA and you should always consult with a CPA, but from my understanding the ticket, travel costs, and room costs are tax deductible.

Unfortunately, at Fortify we had two meetings and I had to let the group fizzle out.  I had a member of my immediate family go on home health care and it literally put me out of work as well as being able to hardly leave the house at all for 9 months.  

@Bo Goebel has a meetup going now and posts the details on Meetup.com.  Awesome person with lot's of drive to succeed in multi-family.

There is also a REIA that's been around a long time that meets every first Tuesday of each month at the KW on Veterans Parkway at 6:30. Jim Lester and Dave Jackson (super knowledgeable/experienced/humble investors) run it. I think they are on BP but not active so if you want their contact info just let me know.

I do have intentions of starting a meetup that isn't very formal and possibly a local mastermind group, but I need to get back on my feet first after being out of the game for so many months.

I have an 8-unit that I purchased via owner financing with a balloon that is due on June 15th.   I am looking for short term financing (6 months to a year) of 136,000 secured by the 8-unit property which will pay off the entire balloon.  

I would also be even more interested in long term financing with a note somewhere in the 15 - 20 year range and with a loan of 190,000 - 200,000.

This will be the very first meeting for the Columbus, GA Fortify REIA. The main purpose of this group is for everyone who attends to strengthen their knowledge and experience with investing through building relationships. We will meet every 3rd Monday of each month at The Fort Church. Invite anyone and everyone. Bring your business cards if you have them. Invite any family and friends. @Daniel H. I don't know any personally myself, but I know that @Matt Bell is an active investor with a nice portfolio in Montgomery who uses a PM and could possibly give you a referral.

@Jake Snavely Those less than 100k SFH that rent for 1000-1100 do hit the MLS occasionally and go fast. We've had 3 in the past 4 months where out of state clients bought homes in the 70 - 78k range we rented them for $995 - 1150 but they usually get under contract in 3 or 4 days at most. Rehabs have been in the 6k - 10k range.

With that said, Bryan is spot on because you get those rents are in the better neighborhoods in the east side of town 31907 area.  I own two rentals in Phenix City and bought one for 34k and one for 39k put 10k in each.  Refinanced them both to get my money out but they only rent for $795 and $775 but property taxes are a little cheaper in AL.  Call me any time if you want to talk more about the market.

@Jay Helms  Thanks for the catch on lawn and the loss of revenue.  They are in two buildings, and I am buying this one for my own portfolio.
