The best deals in LA are on Craigslist, you can also try west side rentals.

I’m sure there are great submarkets in all of them. Why limit yourself to one? Go with all 3 and start looking at actual deals in all of them, then buy the deal that works for you first. I recently added a new market and that’s how I did it, got on mls feeds for the 3 I liked, looked at actual deals. One really didn’t inventory of the stock I buy. The other two do, so we’ll see which one of those I actually buy in first.

This is a great topic Davide. I also look for markets with growing population in B class areas. I use VestMap.com to vet exact property locations once I identify the markets I want to invest in.


VestMap has access to the maps above for the entire country. The indicated zip codes:
- Have median home values of 100-250k
- Over 30k median household income
- Are major MSAs within 50 miles of a major airport
- Have a least 3k housing units
- Have a population growth rate of less than zero per year since 2010
It is all about affordable growing B class areas!

@Michael Williams - many companies and individuals do this. Skip genie lead shepa are the two that I have used and found to be accurate. I use batch skip tracing but if I really want to find someone I will spend the time to research all of their relatives.

@Jag C. location insights for a specific area used to be hard to get. I look at the DISCERN method, demographics, income, schools, crime, expansion (population and income growth), rent levels, and neighborhood indicator stores. I look at a location, then I dive in on the property itself.

@Nick Sember I sent you a DM with a couple of resources for picking a market. I personally go for affordable markets that have a large population. You're really after a submarket in one of those markets. Here is my list right now. Whichever one of these you pick, make sure you pick locations with these markets that meet your needs. Also make sure the type of stock you want, small MF for example, is actually in that market.

@Laura Gilles - I mostly own in MO but I have a few rentals in KS as well, including this new one for HomeRoom. KS has slightly higher prop taxes. Johnson Co. has great schools so is always in demand.
