learnlikeacpa.com - this is who I use for help with that! I know enough based on how I do it, but am not licensed to give that type of advice.

What county are you looking in specifically? I can try to find an agent to connect you with.

Mountain View’s first and foremost. Then if it’s new and fancy versus rustic and older of course the new ones will perform better.
In my opinion, a cabin on an actual rushing creek (not a trickling one) is above the Mountain View. Those properties are extremely rare to find though and the premium paid now may not be worth it.
Do you have a link to book them? My family visits and enjoys staying in true creekfront properties and difficult to find.

Erie Insurance. If you own the property you should have insurance that sufficiently covers you from a commercial standpoint.

It’s really hard to find good help in the Smoky Mountains. As soon as you don’t keep a good worker busy they move on to other jobs. One off is hard. I think the Next Door app is a great idea. Also some of the locals groups non owner focused might be good.

I don’t have one consistent type of grill at any of my cabins, I have 11 operating right now. I even have no grill at one in Townsend because there is no proper place for one. Doesn’t seem to matter much. The park grills are cool and I have that setup but only at one cabin.

July was a total sell out in my market. Of course it’s a high month for us typically. I did onboard a couple new cabins and those didn’t book up. My remodeled / heavily designed cabins went nuts.
