Find a market that excites you with a $300k entry point. Pursue 10% down loan programs. You may be able to get there now! But do analyze all factors and know that a lot of us are playing a waiting game - always.

Ownerrez, Beyond Pricing, Remote Lock. My company manages 20 units and we keep it fairly simple.

I’ve only used Ownerrez and currently use them. Price point is low but setup and learning curve a little more difficult if you’re looking at going full API. I went with them because their direct booking website is very easy to setup quickly.

Previously I looked for 30%, in this market I'm around 20-25%. It also depends on what I'm looking to add to my portfolio. Territory, quality of property, etc. I might be willing to accept a lower ROI because I'm satisfying other goals on rounding out my portfolio.

Totally agree. We find they are mostly impressed with communication.

Boostly does direct booking websites. The owner Mark Simpson is a friend of mine. He wants to move you away from Airbnb entirely. Which is a great goal if you’re planning to scale a portfolio or start a co-hosting or property management business like I did.
