It’s a bank regulation. If you win a dispute you get it back. I’ve had one chargeback from VRBO and won it. Same situation as yours, but I did have the guest sign a rental agreement which talked about our refund policy.

Everything said is great and I will add it depends on area if an STR will be successful or not. You have to analyze why would someone be traveling to that area. Is near some popular vacation spots, a college, hospital, etc. It might not stay rented as an STR if the area and location are not good enough.

Get a conventional mortgage lender who is licensed in the state where you want to purchase! Get a good insurance policy, I use Erie.

It really depends on the HOA, they are not all created equal. Some are great, some are horrible, and some are somewhere in the middle I guess. It's hard to tell until you buy and experience it for awhile. As an investor I prefer to buy cabins that are secluded and have no HOA associated with them. But I do own a couple and manage several that are in HOAs. It's best to read the bylaws, play by the rules, but also get to know who the contact is at the HOA and don't p*ss them off.

Typically people who build get equity upon completion because they’ve built at a price per sq ft for less than what other surrounding homes are appraising for. So it depends on your market. Take a look at the area where you’re considering. Keep in mind a 3 bed / 3 bath isn’t a comp for a 1 bed / 1 bath. Also other considerations like acreage could skew comps.
