Smoky Mountains. Budget with most success is $600-800k. You should be able to get something that checks all the boxes for what tourist are looking for: hot tubs, pool tables & Mountain View’s.

I just googled anything I was curious about and typically I got a link to the BP forum. Sometimes it took me to a report put out by Airbnb. You don’t really need to buy or invest in anything. 

It is tricky and I’ve heard of sellers handling bookings after closing and then sending money to the new buyers. But I wouldn’t go this route. There is liability involved. You could negotiate a lease back and have an associated cost. Or simply cancel the bookings. Beware Airbnb trying to charge you $1k per booking.

I looked into this and decided against it. It was a property on a golf course so made sense. My insurance agent said they could add a rider to my policy for it. The main reason I decided not to do it is the distance from the golf course start and my cabin. It would’ve been driven on the street a lot and didn’t seem to make too much sense.

You can definitely do it this way. I use Ownerrez and have multiple checking accounts and Stripe accounts.

When I was a rookie I started with STR. If you have a passion for hospitality it'll be great for you. If you aren't passionate about it then get a professional property manager and make sure to include the management fee in your underwriting. Partners can be done. I've seen partners have different setups. You can do an LLC there are a ton of options. Lending often times will dictate how you can close - personal name versus LLC.

Depends on market according to VRBO. They indicated they perform better than Airbnb in the Smoky Mountains. I get direct bookings mostly through social media, second through google ads and lastly through repeat guests.

600-800k cabins within 20 minutes drive of Dollywood, The Island or the Ripley aquarium. Needs to stand out. Favor mountain view above all else.
