Nice! 

I typically buy from a local furniture store.  Sleeper sofas roughly $1100-1800 with upgraded mattresses.  Mattresses vary greatly in cost but are on the cheaper side.  Costco for linens, Amazon for decor.

I own a property management company in the Smoky Mountains and I have two employees dedicated to marketing. They are not VAs. Revenue management is tough. I even have a team assigned from Beyond and I still have to be the one to make the calls on price. I imagine I will eventually hire a full time strategy employee but for now it’s me.

Yes!  THIS 100!!!  I have a literal house I bought in 2021 in Pigeon Forge and it is turning out to be the best decision I've ever made in the Smokies.  It literally goes against everything I coach buyers on...don't buy houses, only cabins...but this house (after my recent rehab) is now the pinkest most Dollyest of all rentals and it's performing pretty dang well these days.

Consider the conventional mortgage options first. There are two programs that may work for you if your debt to income ratio supports it. These are vacation home / second home loan and the investment loan.

You should learn to do the underwriting yourself. Including calculating net operating income and cash on cash. Those are basic and you can do it on a napkin if you need to quickly. You'll definitely have to create your own listings. If you just have 1 STR it's fairly easy to build the listing and use the Airbnb app from your phone. In my blog posts on BP I have Airbnb tips to boost in their algorithm. Here's the link: https://www.biggerpockets.com/...

We allow any guest but they need to have a government issued ID uploaded. We also require them to sign our rental agreement and provide a credit card for security deposit hold.
