Another vote for Ownerrez. It’s going to come in at lowest cost, but not totally easiest to use!

It is tricky during a sale. But it’s smarter to cancel and then rebook. In the event the property is professionally managed then it is easier! I own a property management company in the Smoky Mountains and we have situations where properties we manage have changed hands but the management stays the same. Then the bookings just transfer to the new owner on the back end in our software.

VRBO is more expensive. Airbnb charges 3%, while VRBO is at like 8%. There are some people who are grandfathered into an old plan where they paid annually, but you’ll likely see 8% - so just keep that in mind. If you plan to scale you can integrate rent increases to essentially pass this fee on to guests.

I vote Smoky Mountains! I’m still seeing properties come on market that will cash flow that investors aren’t jumping on. I have two recent classes I held out on YouTube that talk about the market and how to underwrite these deals.

It’s Premier Host on VRBO. It comes with high number of good reviews between a particular interval. It should list out how to achieve it on their website. On Airbnb it’s called Superhost.

 Thank you.  I had that as the main photo for the first week but I'm under the impression changing the photos and updating the text regularly helps keep the listing closer to the front page.  Is that accurate?  If not, I agree there are better photos.  But I was planning to cycle through the good/best ones regularly.

So they say. I was in a closed session with Airbnb and they didn’t mention it specifically. Here’s my blog post on what they did say helps.

I’d put the pic of the bed as the main photo. It’s the click bait to get them to look further.
