If you’re worried about liability the best thing to do is have a robust insurance policy. I have commercial liability insurance coupled with home owners, loss of income etc.

I was ready to quit my W2 job after 18 months. But didn’t quit until I hit 3 years. I also created two other businesses so that I wasn’t just living off of my portfolio. Do whatever feels the best for you.

I process VRBO payments myself. I get 50% right when the booking occurs and 50% closer to the stay. Not everyone’s VRBO process is the same. I would communicate directly with the seller. Have the agents put you in touch. There are multiple different ways to handle it.

Each deal is different. Do some underwriting! I have a video on YouTube with how to underwrite the metrics.

On the 11 acre property @Germán Rimoldi, check to make sure you would be zoned for multiple units on that lot. Just because it is large doesn't mean the county has it zoned multi.
Also check if it can be subdivided. That could provide you with multiple units over time.
