I use Beyond.  I am on the Lighthouse program since I own the property management company and our annual revenue qualifies us for it for next extra charge (although Beyond is more expensive then Price Labs, unless you're in a lower period).  If they don't get you bookings you obviously don't pay anything which is nice.  Several years ago I had stacked them up side by side and Beyond out performed Price Labs but quite a lot, more swings and dips during high/low demand periods.  I think Price Labs at the time didn't offer as much customization on items like dropping prices, nightly minimums, seasonal customization, etc. although this may have changed now.  That's my two cents!

I talk to investors with buyers remorse daily who are calling me to list their cabin. I usually uncover that they’re poorly self managing it. There’s value in having the property professionally managed. There’s also a huge disparity right now with those ‘top shelf’ properties getting the majority of the bookings.

Wow, pool table? In my opinion a pool table is a waste of space. I assume you want a rec room with something like a pool table in 4+ BR cabins, but I cringe at the lost ROI when I see a pool table dominating the loft of a 1-2 BA cabin.

I agree with you. But most guests check the box for pool table when searching for a cabin. If you don’t have one you get filtered out.

Yep. People are doing it. 90% of all wealth is created out of real estate.

Hit and miss for us, depends on the cabin. Some are performing over a typical year and some under. The best places with all the amenities are still booking.

I own on Douglas Lake and that’s already too far to really share in the Smoky Mountain draw. We get mostly folks from Virginia who bring their boats down. In theory, it could probably perform.

I'm in London at industry events here this week. I met the Booking.com team and they have changes coming and are particularly targeting STR hosts in the USA. They want the feedback. They'll listen! I'd watch for more detail to come from them. I gave them my feedback which is largely similar to yours, I also told them they are very expensive.

Hi @Holly Williams! Good to see you here. I think the consensus on this is that folks booking short term rentals want stand alone homes. There's been debate on it in the past if you do a forum search. If there's an HOA involved it may be completely outlawed in the neighborhood. You'd have to check the CC&Rs. You may find they allow 3-6 month rental terms in which case a medium term rental may perform well for you.
