Nice, I’d love to see them open year round. I’d go there myself in January when less tourist are around.

My account manager at Expedia Group (VRBO) said VRBO is still reigning supreme in the Smokies, but I am not seeing that either. Check your listing and make sure everything is completely filled out and you are showing up in search. This helped me after I met with them and I suddenly started getting more bookings.

Many of my cabins don’t require landscaping. That’s fairly rare. Might need mowing. Your agent can also help plug in these metrics.

I just posted this on another thread but you can go on the various cities websites and find more historical data about vacation home performance in that market. Might help you better understand occupancy and rate based on the data.

Depending on market some municipalities share the info on the internet. One example is the City of Pigeon Forge.

Get a property manager. You’ll be creating a job for yourself and your worry about cleaners is going to be a huge issue. I still fire them all the time and I own a property management company.
