I use Ownerrez. Low price point but fairly large learning curve. We’ve been able to bolt on more tools as we’ve grown.

Not only will financing be hard, but selling in the future will be difficult also. You’re going to have to find a cash buyer.

My PMS Ownerrez just put this list out that is helpful for the cleaning/consumables side of things.  I don't necessarily provide all of these (seems like a lot of face tissue), but it's helpful.

Inventory

  • Kitchen

I’ve heard a change like this after closing is a ‘no no.’ Talk with your lender for specifics. You can also consider having an iron clad rental agreement and a robust commercial insurance policy to protect yourself.

Get a good lender who understands STR. Specifically ask about the different programs and if putting 10% down could be an option for you!

Vacasa has too many marketing folks, they don't need that much. The PM business model is focus on efficiency.
