Local property managers knowledgeable in their market would be the right choice over Vacasa if you are looking for a change and to still be a passive investor.

There is a noticeable uptick in my market!  Expedia Group predicted the swing to hit mid March and they were dead on.

Good rental agreement and insurance. Good third layer would be LLC structure, but your lending may dictate otherwise - talk with your lender.

My account rep at Expedia Group said have water at the property!  This could be hot tub, pool or lake.  The biggest amenity lifting my ADR in the Smoky Mountains is mountain views.  Hot tub / water is second.  Property design falls into top 3 also.

Search Vacasa on here and see what others say. I will say that I would lean towards staying passive in STR, interview local property managers and pick a new one who only focuses on your market. Check metrics like how easy are they to find online, what do their listings look like, how good are the reviews from guests? You should be able to find a good local one if you put in the effort.

I have cleaners that double as runners.  Definitely try to build a team that can offer multiple services since they live and work in the area.

You could look at partnering with someone with more capital, I have many clients that do that.  Or analyze other means of obtaining cash.  I've previously used retirement funds.

Anywhere from 65%-80% is typical for the Smoky Mountains.  75% as others have mentioned is good.  We are off to the races now that mid-March is here.  You listed at the perfect time, and if your metric is primarily from Airbnb you've benefitted from their new listing algorithm boost, congrats!
