If the area does not dictate a TV due to how rural it is, I would say it’s fine to not have one. Otherwise you’ll just be wasting your time because people won’t book it or they will complain.

I use this for all my properties and I have for years. I’ve never seen them make a mistake, and this will make it easier to scale in the future.

To get rid of some of those questions from guests you could automate the sending of an FAQ document or welcome magazine with things to do in the area, etc. I have a document that I built through Canva that lies out on Amazon Web services that we send the link to in the check in email.

The player in the game is Avalara as previously previously mentioned, and they have no competition currently. They’ve just raised the rates and made it a lot more expensive.

I’ve hired travel bloggers. You want to put in due diligence on the front end. Most travel bloggers have like a media sheet that has their stats in regards to number of follows and overall engagement. It’s a part of an Omni channel marketing approach for us.

I think you'll be in this predicament with a lot of lenders unless you look for some sort of private money. Another option would be a DSCR loan.

I tell clients to think about this more as a long-term investing strategy and not a get rich quick, quit your job sort of thing, although that can happen if you buy right and are a wise investor. Heavily weigh options when you’re considering market, that’s the smartest thing you can do to help yourself get started now.

I offer discounts but not that steep in the short term. My guess is you've priced it too low and it's resulting in a non-optimal guest. You have to raise your price, and sometimes know it's going to sit empty.

I did the same thing in the last year. My personal portfolio grew too large to do it myself anymore. Definitely a great business to own if you don't want to self manage, but you still want to be in charge.
