I 1031 exchanged out of a seasonal market in 2022 and now all of my STR are in the Smoky Mountains. Year round its great - occupancy and weather.

I’ve been doing grey couches which look pretty good against the rustic cabin look. I also painted kitchen cabinets grey in some of my properties to offset all the tongue and groove.

You may check local commercial bank products. But most will also have a prepayment of some sort. Inquire about break funding if you find a good lender and what their policy is around deployment of funds based on spread.

This is exactly how I started! I own 11 STR now in the Smoky Mountains. I had a true love for cabins to be honest. It is a great retirement vehicle plus it's fun for the family. Get a good team. A good agent should know what will make good money and hopefully how much, or have the ability to refer you to someone who does - like a property management company. I think AirDNA has been super conservative lately. I also have access to Key Data, and it is conservative also.

I go for my typical avatar for the area and cater to that. In the Smoky Mountains it is mostly families who are seeking the rustic cabin experience.

Nice, there's also the Deal Check app which is helpful for a lot of new investors to not have to recreate the wheel.
