I’ve been doing grey couches which look pretty good against the rustic cabin look. I also painted kitchen cabinets grey in some of my properties to offset all the tongue and groove.

You may check local commercial bank products. But most will also have a prepayment of some sort. Inquire about break funding if you find a good lender and what their policy is around deployment of funds based on spread.

I usually go with twins, 3 if I can fit them.

This is a tiny room in old school beach box - unfortunately I couldn’t do 2 twins so it’s either a single full or a bunk (could do the twin over full bunk).

I wondered if the full might be me more diversity in who stays there but if the bunks are valuable for the kids I’ll just roll with it. I could do twin over twin bunk and supply complimentary blow-up mattress in the closet…

Ah I see.  Yeah twins are rough for adults to sleep on.  Either go all in on a true kids area, or diversify for the potential to fit more adults into your space.

 But which one!! Haha.

Thanks for the feedback :)

Analyze what you think would perform better based on your past guests that have visited.  It might pop in photos to have a true kids zone.

This is exactly how I started! I own 11 STR now in the Smoky Mountains. I had a true love for cabins to be honest. It is a great retirement vehicle plus it's fun for the family. Get a good team. A good agent should know what will make good money and hopefully how much, or have the ability to refer you to someone who does - like a property management company. I think AirDNA has been super conservative lately. I also have access to Key Data, and it is conservative also.

I go for my typical avatar for the area and cater to that.  In the Smoky Mountains it is mostly families who are seeking the rustic cabin experience.

Nice, there's also the Deal Check app which is helpful for a lot of new investors to not have to recreate the wheel.
